Long Neck's residential pattern is unusual for coastal Delaware. Rather than conventional subdivisions, most of the peninsula is organised into large manufactured-home and cottage communities built around water access. The biggest is Pot-Nets Communities, spanning several distinct neighbourhoods, each with its own name and amenities but a shared waterfront-living identity — docks, boat lifts, and a great deal of teal and sand.
Why people come
Two overlapping groups: retirees who want water access without Rehoboth or Bethany pricing, and second-home owners who want a boat slip closer than the ocean towns. Both bays are shallow and protected — good for crabbing, kayaking and smaller boats — with the Indian River Inlet giving ocean access when you want it.

Services on the peninsula
Because it is unincorporated, Long Neck has no municipal services of its own. Residents rely on Sussex County and neighbouring towns for post (Millsboro) and schools (Indian River School District). What has grown up locally instead is a dense cluster of home-service trades — contractors, HVAC, lawn care, cleaning — serving a community of manufactured homes and seasonal properties that need constant upkeep.
